WHAT IS BUILDING ENVELOPE RESTORATION?

The building envelope is what protects the interior space from the elements and includes the building’s roof, walls, windows, doors, and foundation. This outer shell protects a building’s interior from water damage and outside air.

Water leaking through a building envelope can cause expensive and dangerous damage. For instance, if water leaks through the roof or gets trapped in a wall, the standing water can rot the building’s support beams and endanger their structural integrity. Wood rot can allow mold to grow, which in turn can aggravate allergies and smell bad.



EXPANSION JOINTS

An expansion joint is a mid-structure separation designed to relieve stress on building materials caused by a movement that typically extends through all building materials.

This gap must be filled to restore the waterproofing, fireproofing, soundproofing, air barrier, and other functions of the building elements that it bisects. Expansion joint systems are used to bridge the gap and restore the building assembly function while accommodating expected movements. These are common in buildings, parking garages, stadiums, and bridges. The proper maintenance and replacement of expansion joints are important to ensure the integrity of the structure that it bisects.

Masonry Repair

Masonry restoration is often a bigger project than masonry repair. Damaged masonry may only be a portion of a building’s masonry, and a repair job only focuses on the damaged part. Masonry restoration typically includes the entire building.

While regular repairs and maintenance can extend the life of any masonry, there comes a time when that is no longer possible. Eventually, the masonry has to be restored both to improve a buildings’ appearance and to ensure that it keeps standing. Masonry restoration is especially crucial in older, historical buildings. It can preserve them for generations to come when done properly. Even if your building does not have historical status, restoration improves its appearance which, in turn, improves its value.

The first step in masonry restoration is removing the old, worn out materials. Then it is replaced with brand new materials that match the originals. If your building was built with red bricks, masonry repair experts will replace them with red bricks that look exactly as the original bricks did when they were new. For older buildings, restoration is crucial for maintaining the structural integrity of the building as it ages. Mortar, cement, and bricks will weaken over time. It happens very slowly, but it does happen.

EIFS & STUCCO REPAIRS

EIFS and Stucco Repair describes the methods of repairing the exterior surfaces of buildings for longevity and aesthetics. EIFS stands for exterior insulation and finish system and describes a class of non-load bearing cladding systems that provides exterior walls with an insulated, water-resistant, finished surface in a composite material system.

When properly installed, stucco (a cement or lime-based plaster) is about as long-lasting a cladding possible—100 years is not uncommon. But when big cracks or blisters appear, the best time to make EIFS repairs is right away, before the damage grows.

EIFS and traditional Stucco are often confused, which can make it difficult for EIFS repair teams to understand what the issue is with the exterior of your commercial building until they physically inspect the EIFS for themself. The main difference between EIFS and traditional Stucco is the material it is made out of. Traditional hard-coat Stucco is typically made out of a combination of cement, sand, and lime which is known to harden into an incredibly strong cement-based material. EIFS on the other hand is made up of a synthetic composite material that is softer than traditional Stucco cement.
